Same-day commercial carpet cleaning, finally

Traditional hot-water extraction is the gold standard for deep restoration — but it leaves carpet damp for 4 to 8 hours. That's fine for a vacant home. For a school re-opening Monday, a hotel corridor turning over at 11am, or an office that needs to be ready by Monday, it's a problem.

Encapsulation solves it. A polymer encapsulant is misted onto the carpet, worked into the fibers by a counter-rotating Cimex brush, and crystallizes around soil particles as it dries. The carpet is dry and walk-on-it in about 2 hours. Daily vacuuming after we leave keeps pulling encapsulated soil out — the carpet keeps getting cleaner between visits.

~2 hour dry time

Most commercial encapsulation jobs are dry and ready for foot traffic within 2 hours. Same-day turnaround is the rule, not the exception.

Why encapsulation

What makes this different from steam cleaning

~2 hour dry time

Walk on it almost immediately. Schools cleaned over the weekend, hotels turn rooms over, offices ready by Monday morning.

Low moisture

No risk of wicking, no over-saturation, no musty smell. Especially good for delicate or aged carpet that doesn't tolerate water well.

Keeps cleaning after we leave

The polymer keeps bonding to soil, and your daily vacuum keeps pulling encapsulated particles out. Carpet keeps looking better between visits.

Industry-standard Cimex machine

Counter-rotating triple-brush head — same machine the national commercial cleaners use. Cleans fibers from every angle in one pass.

Encapsulation vs Hot-Water Extraction

When each one is the right tool

We offer both. Most commercial spaces are best served by encapsulation on a recurring schedule with an annual hot-water extraction reset.

Encapsulation FAQ

What property managers and operators ask us most

What is encapsulation carpet cleaning?+
Encapsulation is a low-moisture cleaning method where a polymer solution is misted onto the carpet and agitated with a counter-rotating brush machine (we use the industry-standard Cimex). The polymer bonds to soil particles and crystallizes as it dries. The encapsulated soil is then vacuumed out — both by us before we leave, and continuously over the following days by your normal vacuuming routine. Carpet keeps getting cleaner between visits.
How long until the carpet is dry enough to walk on?+
About 2 hours, sometimes less depending on humidity and air flow. Compared to hot-water extraction (4-8 hours) this is a game-changer for commercial spaces — schools clean over a weekend and re-open Monday on dry carpet, hotels clean a corridor between checkout and check-in, offices clean Friday evening and the team walks in Monday morning to fresh carpet.
Is encapsulation as deep a clean as hot-water extraction?+
No — and honestly, that's not the comparison to make. Encapsulation is for maintenance: it lifts the daily soil and traffic-lane wear that builds up between deep cleans, and it does it without the dry time. Hot-water extraction is for restoration: it pulls embedded grime that's been there for months or years. Most commercial spaces are best served by encapsulation on a recurring schedule (monthly or quarterly) with an annual hot-water extraction to reset. We offer both and recommend the right mix based on your space.
Why specifically the Cimex machine?+
The Cimex is the industry standard for encapsulation. Three independent counter-rotating brush heads on a planetary driver clean every angle of the carpet fibers in a single pass — most other rotary cleaners only address the fibers from one direction. The same machine that Stanley Steemer and national commercial cleaners use, with a Hawaii owner-operator running it.
What types of spaces is encapsulation best for?+
Offices, hotels (corridors, lobbies, ballrooms), retail stores, schools and daycares, churches, gyms, and healthcare waiting rooms — any commercial space with low-pile synthetic carpet (nylon, olefin, polyester) where downtime costs money or guests can't be inconvenienced. It's also great for ongoing maintenance contracts on apartment building common areas and condo hallways. We still clean restaurant carpet, but in restaurant dining rooms the heavy-grease load calls for hot-water extraction instead — different machine, same crew, just the right tool for the job.
Do you offer recurring encapsulation contracts?+
Yes. Monthly is the most common cadence for high-traffic commercial spaces; quarterly works for offices and lower-traffic retail. Recurring contracts come with a discounted per-visit rate, priority scheduling, and a once-a-year hot-water extraction included so the carpet gets a deep reset annually. Tell us your space and budget and we'll size a plan.
Can encapsulation handle wine, food, or pet stains?+
It handles most surface and light-soil stains well. Severe spot stains (red wine that's sat overnight, set-in pet urine, blood) often need targeted spot treatment first — we carry the right chemistry on the truck and pre-treat individual stains before the encapsulation pass. Honest answer: for deeply set stains, hot-water extraction is usually a better tool, and we'll tell you when that's the case.
What does encapsulation cost in Honolulu?+
Pricing starts at $195 and scales by square footage and accessibility. Recurring monthly or quarterly contracts come with discounted per-visit pricing vs one-off jobs. We provide a free written quote after a quick walk-through — no surprise pricing on arrival.
